From concept creation to permit-ready blueprints, our streamlined process makes planning a pleasure. Clear communication is vital to a successful project, which is why we encourage open dialogue throughout, beginning with our client discovery session.

We’ll start with a complimentary consultation to get to know you and your design goals, discuss budgets and timelines, and answer any questions. From these discussions, we’ll create a detailed project proposal.

After sign-on and project approval, the concept design phase begins. Our team will work through each floor plan with you, starting with the main floor, then the upper level(s) and finally the basement.

Once the floor plans are approved, we’ll work with you to create a front elevation, then the rear one and, finally, all remaining elevations.

When these concept designs for floor plans and elevations are approved, we’ll wrap up the project by preparing your working drawings (blueprint copies) for you or your builder to submit for permit approval.

  • 1. What Does it Cost to Do a Custom Home?
    This is the most common question but it’s not easily answered without fully understanding your project. Home location and size are the two main factors in determining price. Once we know these, and any other details you feel might help, we’ll be happy to provide a quote.
  • 2. Who Will I Be Working With During My Home Design?
    A dedicated project lead will work closely with you throughout the entire process, alongside several members of our stellar drafting and design team. We find having several professionals working on your project maximizes the creative possibilities and produces the absolute best results.
  • 3. Are You Able to Help Outside of Canada?
    Yes! We can and do work with clients anywhere across North America. We have done project work in Central America as well.
  • 4. How Long Does a Custom Design Take?
    In total, we estimate each custom design takes an average of 5 to 6 months. This is based on years of experience working with hundreds of clients. Much depends on the speed of client feedback throughout the process and, since our clients are often very busy people, this can, understandably, impact timelines.
  • 5. How Long Does a Typical Renovation Design Take to Complete?
    Many factors contribute to the timeline of a renovation project. Speed of communication and client feedback, gathering of necessary information and documentation, and addressing unexpected design needs as they arise can all contribute to delayed timelines. That being said, we aim to provide a completed renovation package ready for city approval anywhere between 5-6 months* from the time you receive your first floor plan concept (*Subject to project load and office timelines.   • 6. Do You Provide Structural Engineering Documents?
    It is the client’s responsibility to coordinate structural engineering approval. We are happy to collaborate with your chosen engineer to provide the documentation necessary for structural design, but we do not directly provide structural engineering drawings.
